Funny thing for a Realtor to say but my thought here is concrete. Many Realtors will tell Sellers anything they think they want to hear so that they can have listings. Listings are GOLD to a Realtor as they can use that listing to market from. There is a saying, List to Last.
My goal is to SELL houses. I tell Sellers what they need to hear in order to get their homes SOLD. Unless it is a high end unique property, any home should SELL within 2 weeks in any market. I have been doing this for 32 years. Recently I told a Seller, I couldn’t list the property until they moved out because they had 4 teenagers. Recently I told a different Seller, I couldn’t list their home until they got a dumpster and threw away or put into storage 80% of the “stuff” in their home. I have Sellers right now painting, redoing landscaping, repairing decks and much more in preparation for putting their homes on the market.
My job is to help Sellers prepare their homes for market and price them so that they will SELL. If you are “trying out the market”, I am not the Realtor for you. If you “NEED” to get an inflated number in order to move, I am not the Realtor for you. If you need and want to sell then let’s talk.
Nationally AND locally, 25% of homes sell within the first month. Traditionally they sell for higher prices than those that start high and take multiple price reductions…or as we call them “market corrections.”
We need homes in great condition offered at the RIGHT price to generate enthusiasm both with the Buyers and their AGENTS. We get one of 3 reactions from the agent community when we list a home.
Are you crazy? It’s a good home and if I have a Buyer I will show it. But the one I am looking for is, “WOW, who do I know who I can show this home too?” I want to generate that excitement so we potentially get multiple offers and a bidding war. THAT IS WHEN WE GET THE HIGHEST PRICE.
So, again, I do not LIST homes. I prepare homes and position them to SELL
