I have a very nice 14 year old home in Danbury listed and during the building inspection it was determined that there was bats poop (guano) in the attic. No big deal..or so I thought. I now know more about bats than I ever wanted to know. Bat poop, when dry, becomes airborne and can contribute to many serious repertory diseases. It is caused by the histoplasmosis fungus.
Easy solution, I thought, clean the poop out of the attic. I called in Servpro who gave me the bad news that all of the insulation would need to be taken out, the underlying rafters sanitized and new insulation installed. To give you a reference point, the floor area of the attic was 1300 sft and the cost was $4,300. Being that high I got a second estimate.
This time I called in Catseye, which is more of an exterminating company rather than a disaster recovery company. Upon their inspection, they determined that the bats were still present but were hibernating, burying themselves in the insulation. So, I thought, we will just remove them along with the insulation…WRONG.
BATS HAVE TENANTS RIGHTS. Bats are a protected species. You cannot, ever, kill bats and by forcing them out of their HOME in November you would be killing them as they would not have any food. The only months that you can do a BAT EVICTION are May, September and 2 weeks in October. Aren’t you glad you know this? You also can’t just take out and replace the insulation as the bats will return. You need to first seal the access points.
Here is the complex and expensive solution to this seemingly simple issue. Catseye will seal the attic now, leaving 2 area that the bats can go in and out of the attic. In May they will return to put on one way “doors” so that the bats can leave but not return. THEN Servepro will come and replace the insulation. Total cost for this project $7400!!!
You just can’t make this stuff up!!
