Let me start off by saying that the best t time to list your home is WHEN YOU ARE READY. Many people out there, however believe that spring is the best time. Here are 10 reasons why you may not wait to wait until the spring market.
1- MOTVIATED BUYERS– Motivated Buyer shop all year round, even if it is the holiday season. There is an urgency in their search. These are typically higher quality, no nonsense buyers. These are the Buyers, as opposed to just lookers or nosy neighbors, that you want to come through your home.
2- BUYERS HAVE MORE TIME TO SHOP AND SEARCH- It is my experience that because people take time off during the holidays, they have more time to search on line and in person than any other time of the year.
3- THERE IS LESS COMPETITION– Many Sellers pull their homes off of the market during the holidays and many other choose not to list until spring or at least into January. Less competition is always a good thing.
4- HOMES SHOW THEIR BEST DURING THE HOLIDAYS– If you are like me, my house is cleaned and organized in preparation of parties and family gatherings. The tree is up and there is baking going on, meaning delightful smells as Buyer preview your home.
5- BUYERS ARE EMOTIONAL DURING THE HOLDIAYS- Home Buying is an emotional decision and thoughts of family and nesting and the holiday season is full of joy, peace, love and happiness.
6- RELOCATION BUYERS ARE IN THE MARKET– January is traditionally when the largest number of corporate transferee occur. Since most people take time off during the holidays you don’t want to miss these buyers. This could potentially be the best buyer pool of the year.
7- SMOOTHER TRANSACTIONS- Since there are fewer transactions, lenders, attorneys, inspectors and contractors can schedule things more efficiently. There should be fewer closing delays because of this.
8- COMPETITIVE EDGE FOR YOUR PURCHASE– If you are going to buy a home after selling your home you will be faced with fewer multiple offer situations.
9- SHOWING TIMES ARE MORE CONVENIENT– During the spring market you may be inconvenienced 12 times a day during the first couple of weeks by non-motivated buyers. During the holidays you may have 2-3 showings a week and the buyers are the most motivated of the season. Also, because it gets darker earlier, you will have fewer late afternoon and evening showings,
10- TOP AGENT WORK HARD DURING THE HOLIDAYS– One of the biggest issue with spring sales, as I see it, is that all of the “part time” agents come into the market. We would MUCH prefer an experienced agent bring the buyer to your home as the transaction is more predictable and smoother.
